Groundworks and Civil Engineering Finance

Groundworks can require plant, site labour and materials before the first measured valuation. Review the owned fleet and the contract payment cycle separately, then check whether both can support the job through delays.

Tell us the amount, purpose and timing. NBS reviews a suitable starting route and clarifies what information is needed next. Best estimates are fine.

NBS Finance is a commercial finance broker and introducer, not a lender, and primarily supports UK limited companies. Funding is subject to provider assessment and terms. An enquiry does not guarantee an offer.

Plant investment and site mobilisation need separate budgets

An excavator purchase has an identifiable asset and useful life. Labour, aggregates, drainage materials, fuel, haulage, site setup and hired-in plant are operating costs. Do not assume a plant facility supplies the whole mobilisation budget.

List owned, financed and hired machines separately. Plant asset finance may suit purchases; refinance needs ownership, acceptable value, current settlements and security. Cross-hired machines are not your collateral. Compare buying with hire where the pipeline or utilisation is uncertain.

Measured work is not always the final amount payable

Groundworks payment checks
Item Why it changes the review
Measurement and application Quantities claimed may differ from the main contractor’s valuation.
Variations and unforeseen work Additional cost is not automatically an agreed payment right.
Retentions and deductions Release conditions, defects, contra charges and set-off can reduce eligible debt.
Notices and payment dates The contractual payment trail matters as well as work completed on site.

Provide applications, certificates/valuations, notices and the supporting contract for specialist construction finance. Some specialists consider uncertified applications, but provider access and contract eligibility need confirmation. Do not describe disputed or future work as ordinary fundable invoices.

For the broad payment-stage framework use construction funding guidance. This page concentrates on plant-intensive groundworks and civils businesses.

Illustration: an excavator refinance does not release its whole value

Hypothetical cash calculation: assume a £60,000 gross refinance advance, £38,000 existing settlement and £2,000 charges. Net proceeds would be £20,000. Those are assumed figures, not a valuation or offer. If mobilisation requires £32,000, £12,000 remains to be covered from another agreed source.

Put the new repayments into the project forecast. Stress-test weather or access delays, idle hired plant, remeasurement and delayed certification. Avoid using an asset refinance to bridge a contract loss with no credible repayment plan.

Prepare a job forecast that survives a delay

Show the dates of labour, fuel, materials, plant hire and supplier deposits, then the application, assessment and expected receipt dates. Include the contribution and headroom available if the first valuation slips. A large order book may consume cash before it releases it.

Compare complete asset-finance payments and final obligations, plus receivables service/funding charges, reserves, guarantees, security, monitoring and exit costs. Where both facilities are proposed, lenders must accept the ownership and priority arrangements. One asset or receivable cannot support two independent promises of cash.

For a hire-business fleet rather than plant used to deliver your own jobs, see plant-hire finance. The hire fleet’s utilisation and permitted onward hire need their own assessment.

Prepare a useful funding review

  • Costed live contracts, application/valuation dates, notices and retention schedule
  • Owned/financed/hired plant list with hours, serial numbers and settlements
  • Labour, materials, fuel and hired-plant commitments with delayed-site forecast
  • Accounts, bank statements, debtor ledger and existing charges/facilities

For the first enquiry, give your company, trading history, approximate turnover, amount, purpose, timing and current facilities. Best estimates are fine; say “Not sure” where needed. You do not need every document to begin. Use business-level totals and agree a secure process before sending detailed confidential records.

NBS reviews the requirement and clarifies gaps before assessing possible routes through lenders and specialist partners. The provider decides eligibility and any offer. Read the existing enquiry’s privacy notice and sharing authorisation before submission.

Groundworks and Civil Engineering Finance: practical questions

Can I use a new contract to finance all site costs?

A signed contract is evidence for review, not approval. Show the margin, delivery budget, contribution and repayment source; future work is not a completed receivable.

Can an uncertified application be reviewed?

Some specialists consider them, subject to contract, work and verification. Do not assume the full claim qualifies.

Can plant used on several sites support refinance?

It may be reviewed if ownership, location, value, settlements, security and repayment capacity are acceptable.

Review My Groundworks Funding

Explain the business requirement, approximate amount and when the cash or asset is needed. An enquiry does not commit you to accepting finance. Ask for the complete costs, terms and responsibilities before deciding to proceed.
